• Minimum Matric, property administration etc certificates will be an advantage.
• Experience with current market conditions, such as market-related prices, competitors, demographics and surrounding area
• Experience in the property rental and management sector/field, minimum five years
• Experience in Nicor management system advantageous
• Strong IT / Computer Skills
• Must have own presentable and reliable vehicle/drivers’ licence 

Position Overview

• The Leasing Manager’s (LM) key role is to Lease Up new buildings and stabilize unstable buildings in line with provided targets. The LM will micro-manage their leasing team according to set leasing and business procedures to drive performance and meet set targets.  The LM will be responsible to define and agree marketing strategies with the Sales & Marketing manager and implement these. 

Duties include the following, but not limited to:

• Communicates to his/her team through weekly meetings within the agreed format
• Monitoring their agent’s leads and conversion rate using the lead tool
• Mentors, supports and motivates leasing team members and oversees on-going on-site training. This includes 121’s and performance reviews
• Gives direction with clear and necessary instruction
• Delegates leasing responsibilities to leasing team, e.g. stationery, working equipment and on-site office/show house is clean and tidy
• Shows initiative by identifying marketing trends
• Prepares and submits weekly reporting within an agreed format
• Manage notice saving on a weekly basis
• Ensures and monitors that there is suitable and trained on-site coverage daily, particularly on weekends
• Analyze weekly leasing reports and forecasts occupancy
• Defines and implements the marketing strategy and ensures that it’s enforced and implemented on-site.
• Monitors competition in the area on a consistent basis and directs the team to do the same
• Identifies problem vacancies and generates strategy with team
• Monitors and tracks leasing agent’s weekly advertisements in terms of quality and volume
• Compiling and providing rental stock to agents on a weekly basis
• Following up on the maintenance and reinstatement of units as provided by Portfolio managers
• Issuing of Leases and completing handover on a monthly basis
• Compiling Commission Invoices on a monthly basis
• Gives clear instructions to data-capture on vacating/reinstating units/completing required changes on Nicor
• Fulfil the role of a Renewal Leasing manager when required
